A Tale of Two Designs:

111 Richmond St W

111 Richmond Street West was an aging heritage building in need of a major refit. Over the years, HVAC ductwork and other systems were squeezed into a building not designed for them, resulting in low ceilings and a cave-like feel. The mandate for our team, while maintaining the historic character of the building, was to remove all existing finishes and systems back to the structure, update the building with modern systems and interior finishes, and upgrade the building envelope. We were further tasked with raising the ceilings as high as possible to achieve a more open feel.

After consideration of many options, a design based on chilled beams rose to the top, despite some challenges along the way. The owner was on the verge of awarding the construction contract when the 2008 financial crisis intervened. We went back to the drawing board and developed innovative ways to use more traditional systems to achieve the Owner's goals within a much tighter budget.
